Sales and Marketing Procedures
Once North Star Realty has received the property assignment the following services are performed:
- Occupancy status is determined and reported within 24 hours.
- The property is secured and re-keyed within 24 hours unless occupied.
- "Cash for Keys" programs are implemented if appropriate within 24-72 hours.
- Evictions are started if appropriate and required.
- Utilities are restored within 48 hours if the property is vacant and safe.
- All BPO/CMA requirements are completed as requested. An Exterior BPO
is submitted if eviction is necessary within 24-48 hours; a full Interior BPO with photos if vacant or "Cash for Keys" is initiated to be submitted within 48-72 hours.
- Rough repair estimates are completed and conveyed with initial BPO.
- Contractor bids on repairs are obtained within 72 hours whenever possible.
- Required inspections are obtained within 72 hours whenever possible. Depending upon circumstances and the area we may recommend structural, systems, roof, mold and/or radon inspections be performed.
- Coordination of repair work authorized is begun.
- Supervision of repair work is ongoing.
- Documentation of repair work and invoices for repairs are forwarded to you.
- All BPO/CMA requirements are completed and updated when the property is ready to go on the market. Updated reports are submitted per your requirements during the marketing period.
- The property is listed on Wasatch Front MLS with extra photos on the same day that the listing agreement is signed.
- All conditions of the property are re-documented by photo when the property goes on the market and a "Virtual Tour" is created and posted to the MLS and our web site immediately.
- Property inspections are conducted at least twice weekly during marketing time.
- Yard maintenance or snow removal services are coordinated during marketing time.
- Properties are advertised on our www.NorthStarREO.com web site and the many other sites the day of listing. Other advertising is ordered depending upon the specific property’s circumstances. This includes yard signs if allowed plus newspaper classified, photo magazine, additional web sites, direct mail and flyer advertisements.
- Contract negotiations and preparation of documents is coordinated.
- Verification of buyers’ qualifications.
- Title and closing services coordinated.
- North Star Realty complete follow up throughout the transaction and after the closing.
- Complete REO/Asset Management Services
- Property Condition Reports
- BPO’s, Drive By or Interior, CMA’s
- We’ll send as many digital photos to you as necessary to document your asset’s condition within 48 hours.
- Repair/restoration recommendations and rough estimates within 72 hours.
- Occupancy Checks within 24 hours.
- Re-keys done in one day if applicable.
- Cash for Keys Coordination if appropriate.
- Loss Mitigation as directed.
- Eviction Coordination when needed.
- Contractor bids and coordination of approved repairs.
- Utility turn-on’s, repairs and maintenance ASAP.
- Full service Marketing of REO Listings.
- Listing and sales packages online or shipped overnight.
- MLS with extra photos and virtual tours.
- Sophisticated use of Internet Marketing.
PLEASE NOTE: North Star Realty will make expenditures of up to $2500 per property (except Cash for Keys) which will be billed to you monthly. Invoices for amounts in excess of $2500 will be submitted to you to be paid directly to the vendor.
